Electrical inspections generally performed only by a certified home inspector for someone who is buying a home. While there is nothing wrong with this as a general inspection, a home inspector is not a qualified electrician. While home inspectors are very well versed in the general condition of a home, they bring in specialists to test for insect damage and radon. Do not you think your electrical safety is equally important.

This problem can be resolved by simply having a two prong receptacle instead of a three prong receptacle, the reason the code allows this because the absence of a third prong to an electrician means that there may be the absence of a ground. Scarily what this may mean to a home owner is brake off the round prong of an extension cord making it extremely unsafe. Another way that this could be corrected is by installing a ground fault receptacle, which actually measures the current going through the plug itself and will trip if there is a balance in current. While both of these will meet the requirements of the code, you are still left with the unsafe knob and tub wiring.

If I had a nickel for every time; OK I not going to start my article off with that old cliché, although it's very true. Some of the major issues I run across doing my Home Inspections are from issues, if identified earlier, could have been corrected with much less headache and your hard earned money. The average homeowner will never go into the places in their home to actually identify these issues on a regular basis. Small issues left unidentified and uncorrected over a long term can cause serious issues. On average most home maintenance issues can be corrected for fewer than two hundred dollars if done in time.

There are several examples of this kind, I will include just a few.

Last week I inspected a very nice newer home in North Texas that from the outside appeared to be very well maintained and in great shape. However, when I entered the attic and inspected the two natural gas fired hot water heaters I discovered that sections of the flue pipes, on both units, had been removed to allow the installation of AC duct work. This was allowing the poisonous fumes from the heaters to be pumped into the attic. This condition could allow the fumes to make their way down into the house and poison the homeowners with no sign at all. Once reported both units where repaired and the HVAC contractor was called to witness the type of work that was completed.

Inspecting crawl spaces, which is never my favorite thing to do; I find a lot of them to be wet / damp and poorly ventilated. These conditions can cause major damage to all the wood sub-structure in the crawl space. Once these conditions are identified steps can be made to make the necessary corrections, with little or no impact to the homeowner.

The Home Inspectors job is not to find every single little item that is wrong with a house. We can not see through walls, under floors or anything else that requires supernatural powers. Our job is to alert the homeowner of major issues with the house that is deficient and the potential of becoming major issues in the future.

These are just the tip of the ice berg on the issues that are uncovered during a normal home inspection. If you have not had your home inspected in the past several years maybe you should. Or you can just sit back and home that your house will not develop these or any other major issues.

Remember, small problems always grow up faster that you think and become major problems.

A recent survey of home inspectors resolved in a list of the most frequently found problems in the homes they have inspected. It is significant that within this list of ten categories, at least four are directly related to the damaging effects of water. Thus, keeping water out – is the homeowner's most important and continuously challenging objective.

1. Improper Surface Grading / Drainage
This was by far the most frequently found problem, reported by 35.8% of the survey respondents. It is responsible for the most common of household maladies: water penetration of the basement or crawl space.

2. Improper Electrical Wiring
A significant number (19.9%) chose this item as the most common home defect, which includes such situations as insufficient electrical service to the house, insufficient overload protection, and amateur, often dangerous, wiring connections.

3. Roof Damage
Although reported by only 8.5% of the respondents as the most common problem, roof leakage, caused by old or damaged shingles or improper flashing, was considered by CAHPI members to be a frequent problem.

4. Heating Systems
Problems in this category include broken or malfunctioning operation controls, blocked chimneys, and unsafe exhaust disposal.

5. Poor Overall Maintenance
Even the novice home buyer is usually aware of this situation, demonstrated by such signs as cracked, peeling, or dirty painted surfaces, crumbling masonry, makeshift wiring or plumbing, and broken fixtures or appliances.

6. Structurally Related Problems
Many houses, as a result of problems in one or more of the other categories, sustain damage to such structural components as foundation walls, floor joists, rafters, and window and door headers.

7. Plumbing
Although never ranked by the respondents as a Number One problem, plumbing defects still rank high among the house problems encountered, and include the existence of old or incompatible piping materials, as well as faulty fixtures and waste lines.

8. Exteriors
Flaws in a home's exterior, including windows, doors, and wall surfaces, are responsible for the discomfort of water and air penetration, but rarely have structural significance. Inadequate caulking and / or weather-stripping are the most common culprits.

9. Poor Ventilation
Due due to overly ambitious efforts to save energy, many home owners have “over-sealed” their homes, resulting in excessive interior moisture. This can cause rotting and premature failure of both structural and non-structural elements.

10. Miscellaneous
This category includes primarily interior components, often cosmetic in nature, which were not found frequently enough to rank individually in our survey.

Obviously the age of a home plays a significant role in these finds. In older, urban homes, problems such as heating system failure, inadequate electrical service, and worn plumbing can be found with much greater frequency than reflected in this survey.

The survey response percentages were given only for the first three categories because they were so high and statistically meaningful. Items 4 through 10 were ranked significantly lower than the top three, and vary regionally.

Log Home Maintenance and Inspection Guide

-Is the landscaping around the home set up properly so water drains away from the home?

-Make sure any sprinkler systems are not set up to spray the logs or railings, etc. of the home.

-Is there proper flashing installed over doors and windows, etc?

-Make sure there are not any splash-up or splash-back issues around the whole home. (Most of these should be eliminated by having or installing gutters and downspouts)!

-Is there good drainage off of decks and porches?

-Make sure window sills are laid for proper drainage of water.

-Make sure any bushes or plants have a minimum of 18 “clearance away from the logs. This will allow access to the home of air circulation and prevent mold and mildew issues from the plants holding moisture against the wood.

-Make sure tree branches are trimmed back well away from the home. They can introduce the same detrimental issues to the logs as bushings and plants that are too close, and also the abrasion of the tree branches rubbing on the finish can wear that off.

-Are the bottom courses of logs a minimum of 24 “off of the ground? If not, you might want to install Impel Rods (borate) in the bottom courses to prevent rot from splash-up and check them every year or so.

-Inspect all of the external logs for cracks (checks) on the upper curvature of the logs.
* Important- Only caulk the cracks that are wide enough and deep enough to get the smallest backer rod into (1/4 “) and still have enough space to add a sufficient amount of caulk material on top of the backer rod! Do not caulk checks that are any smaller than this, as the caulk will fail anyway, and you will just be left with a big mess!

-Inspect all caulking or chinking for any failure, or loss of adhesion or tearing.

-Spray a little water onto the stain to test the water repellency of the stain. If it does not bead up well and much of it is absorbed, it is probably time to start thinking about re-staining.

-Check for any signs of insect infestation.

-Check for any visual signs of rot.

-Check for any signs of mold or mildew.

-Make sure nothing is stacked against or close to the home. Wood piles absolutely should not be stacked anywhere near the log home, especially since these will usually contain insects and other critters that you do not want to introduce to your logs!

-Keep a very close eye on your finish on the exterior of your home. Take pictures when the finish is new, so you can remember what it looked like. Look for any slight signs of graying or discoloration on especially the upper curvature of the logs. This will be where failure typically starts, as the upper curvature of the logs can reach a temperature of 170 degrees and up in the warmer months. This part of the logs is on a more direct angle with the sun and can get UV sunburn quite quickly, especially if the current finish does not have enough UV inhibitors in it. (Most do not). This is the most common area for finish failure to start. As soon as you see these minor changes beginning, plan on getting a re-stain done soon! What you do not want to do is wait too long, because then there will be too much wood cell damage to be able to re-stain over it, as you would then be staining over what constituents unsound wood. If you do that, more that likely your new stain will fail! It is much better and much cheaper to stay on top of the maintenance of your log home.

-Are there any logs protruding beyond the roof-line, such as purlins or support beams? If so, consider cutting these back to behind the roof-line, or installing borate rods to protect them from excessive moisture.

-At least once or twice a year, go over all exterior areas of the home and re-caulk any areas where gaps have opened up, including around windows and doors and in-between log courses.

-Inspect closer any dormer areas on your home. These are a typical problem area on many log homes. Many times the logs on the sides of these areas butt up to the roof. The rain-water runs along the sides of the dormers and is wicked right into the ends of the logs. This is a common area to see dis-coloration very quickly and rot issues not too long after that. The best way to address this is to install flashing along the sides of the dormers.
