The Federal Housing Administration (FHA) recently reported that 44 percent of recent home buyers are first time purchasers of house. This means that they are not entirely equipped with the proper procedures in purchasing a house thus FHA suggests even that first time buyers hire professionals which can perform home inspection services before they start purchasing any house.
Home services are composed of well trained professionals, mostly licensed engineers, which will take a careful look at the physical structure and systems of a house and evaluate its condition. Their inspection is limited to the heating and cooling system, the foundation and structural components; the top of the house which includes the roof, the attic and the visible insulations, the visible interior of the house like the walls, the ceilings, floors, windows, and doors; and the electrical systems and interior plumbing of the house. These does not include moving personal properties inside the house like furniture, equipment, appliances and even materials outside the house which includes plants, soil, snow, ice or any form of debris. They can not dismantle anything unless required by the Standards of Practice which they are thoroughly trained.
Aside from these restrictions, home inspection services are not expected to provide the market value of the property, or provide the cause of violations of the house, or provide the operating costs of any possible renovation or repair in the future. They are also not required to perform any repairs or engineering work on the house because their only duty is to do an inspection and not act as technicians or repairman for the client. If the client wishes to follow the recommendations of the home inspection services then they may do so by choosing the services of a different company; but if in case these home inspection services do cater to similar services then they should pay additional fees for these services after another business discussion.
If in case the client feels that a more intensive home inspection should be done to the house before they start purchasing it, then they may consult their real estate agent so it can be handled properly.
